Terms and Conditions

Payment
All payments should be made in full online at the time of booking using a valid credit or debit card. In the event that you wish to cancel your booking a refund of 50% shall be made on all cancellations made 8 full weeks or more before the arrival date. A refund of 25% shall be made on any booking cancelled 4 full weeks prior to arrival. No refund shall be made on bookings cancelled less than 4 full weeks prior to arrival. Please note that these terms apply to all bookings without exception. To cover for unforeseen circumstances, the renter should arrange the appropriate holiday insurance.

Security Deposit
A £150 security deposit is requested for every booking and should be paid at the time of booking. This is refunded electronically at the end of the holiday subject to any breakages or damage.

Reservation
Reservations are subject to the availability of the accommodation. In any event, without exception, where cancellation of the booking is made by the owner, the owner shall not be liable for any compensation other than that of the refund of any booking fees and, if applicable, deposit paid.

Arrival and Departure
Weekly holidays are booked from Saturday to Saturday (any number of weeks), with short-breaks available off season mid-week and over the weekend. Takeover time is 3pm, unless by prior arrangement. Please vacate your accommodation by 9.30am leaving it clean and tidy.

Maximum Number of Occupants
Unless prior authority has been received, the number of people occupying the property MUST NOT exceed 6 persons of any age (with the exception of babies).

Pets
With the exception of guide dogs, pets are not allowed on the property.

Smoking
Smoking is strictly prohibited within the property. We reserve the right to retain part or all of the security deposit paid to cover the cleaning of the property to remove any odour.

Breakages
Any damage caused to the property or any equipment lost, damaged or broken during the occupancy should be reported and paid for prior to leaving the property.

Unsuitable Hirers
The owners have a right to refuse to hand over holiday accommodation to any person who, in their opinion, is unsuitable to take charge. In this case, money will be refunded in full.

Problems
If you have any problems during your stay, please let us know as soon as possible to allow us to deal with them quickly. We certainly don’t want anything to spoil your holiday. Contact details are provided in the
